The line we come back to on every estimate: no amount of fertilizer fixes a soil problem. If a lawn has been fed for three years and still looks tired, the problem is under the grass, not in it.
What core aeration does
A core aerator drives hollow tines into the turf and pulls out plugs of soil two to three inches long, leaving thousands of open channels. Those channels relieve compaction and let air, water, and fertilizer reach the root zone instead of sheeting off the surface.
This matters more here than in most of the country. Most Sheboygan County subdivisions were graded down to heavy clay before the sod trucks arrived, and clay compacts. UW–Madison Extension's aeration and topdressing publication puts early autumn — roughly September 1–30 — as the optimal window, with soil that is slightly moist but not wet.
Two things people get wrong. First, spike aerators, tow-behind spikers, and strap-on spike shoes don't aerate; they shove soil sideways and compact the walls of every hole. If the machine isn't leaving plugs on the lawn, it isn't aerating. Second, one pass is a half measure — we run two, in different directions.

What overseeding does
Overseeding is spreading new grass seed into an existing lawn to raise the plant count. A thin lawn isn't a sick lawn — it's a lawn with too few grass plants, and the empty space between them is where crabgrass and clover move in.
Seed only germinates where it reaches soil. Seed that lands on thatch mostly doesn't. That's why overseeding is done immediately after aeration, when the lawn is covered in open holes, or with a slit seeder that cuts seed directly into the ground.
The first three weeks after seeding decide the whole job. Light water daily, 15–20 minutes, split into two shorter cycles on sandy ground, and no mowing until the new grass hits about three inches. What compost topdressing does
Topdressing is a thin, even layer of screened compost — a quarter inch — spread across the whole lawn and brushed down into the canopy so it reaches soil rather than sitting on the grass. It's the only one of the three treatments that changes the soil itself.
A quarter inch sounds like nothing. Over 5,000 square feet it's about four cubic yards of material, which is why it takes a machine. The order they go in
When all three are done in one visit, sequence isn't optional:
- Mow short and bag. Down around 2.5 inches so material and seed can reach soil.
- Dethatch — only if thatch is over about half an inch. Most lawns skip this.
- Core aerate, two passes, different directions.
- Topdress a quarter inch of screened compost, so it falls into the fresh holes.
- Overseed into the compost, which holds moisture around the seed better than bare soil.
- Starter fertilizer, which doubles as the Labor Day feeding.
- Water daily for two to three weeks. Homeowner's job — or ours, if you add temporary irrigation — and the one that makes or breaks it.

The Sheboygan County window

The seeding half of that window is tighter: seed wants to be down by mid-September so new grass gets eight to ten weeks of root growth before the ground freezes. Topdressing alone can run later into October, since there's no germination clock on it.

Why fall beats spring: soil is at its warmest after a full summer, nights are cooling, annual weeds are done sprouting for the year, and there's runway before freeze-up. Aeration on its own starts at $185 and overseeding on its own at $195, which is why almost nobody buys them separately — together they're $315. Topdressing carries a $1,250 job minimum, because the drive, the machine, and the material cost the same whether the lawn is small or not. How often does a lawn need this?
Aeration: every year on heavy clay or a lawn with dogs and kids on it; every two to three years on sandy or lightly used turf. Overseeding: any year the lawn looks thin, and always alongside aeration. Topdressing: most lawns want two applications in the first two years to move the needle, then a maintenance pass every two to three years.
It's not a subscription. A lawn that has been aerated, seeded, and topdressed twice usually doesn't need the full program again for years — it needs mowing at the right height, feeding on schedule, and water.
