Maintenance Programs

Year-round grounds maintenance for Sheboygan County businesses, communities and homes. One calendar, one invoice.

A well-kept property doesn't happen by accident. It happens because someone shows up on schedule, week after week, and cares how it looks when they leave. Mowing, beds, fertilization, cleanups and snow on one written program, priced by the season and billed as a flat monthly figure — built online in a few minutes, confirmed on a walk before anything is signed.

Grounds crew mowing and trimming a commercial property on a scheduled visit

Commercial & multi-family grounds

Build your maintenance program

Draw the property, tick what you want covered, and watch the season assemble itself — mowing, beds, fertilization and cleanups, one schedule and one monthly invoice. Real numbers, not a “starting at”. We confirm them on a walk before anything is signed.

1 Where is the property?

We maintain properties across Sheboygan County.

2 Show us what we’re maintaining

Trace the turf we’d mow and the beds we’d tend — as many separate pieces as the property has. Drop a pin on each mature tree; leaves come off trees, not grass, and it changes the fall cleanup.

Put the address in above, then click the corners of the lawn.

3 How often, and what?

Mowing frequency sets the rhythm; everything else rides on the same schedule.

Thanks

Your program is with us. We’ll walk the property, confirm the numbers, and come back with it in writing.

This one we price by hand. Past three acres a grounds program stops being a route stop and becomes a plan — equipment staging, crew size, mow patterns that keep the site open while we work. Send it through and we’ll walk it and put a fixed number in writing.
What the walk confirms. Slope, access, gate widths, irrigation heads, and how much of the bed area is planted versus mulched. Those move the number a little; they rarely move it a lot.

What we take care of

Everything the property needs, on one schedule.

Pick what you want covered in the builder above. Each piece rides on the same calendar as the mowing, so nothing falls through the gap between two contractors.

Mowing, trimming & edging

Weekly or every other week, with the striped finish we're named for. Every visit includes edging along walks and drives and trimming around beds, fences and trees, so the whole property looks finished, not just cut.

  • Edged every visit

Beds, shrubs & mulch

Beds should look as sharp as the lawn. Weeding on every visit, shrub and hedge pruning at the right time of year, mulch and decorative rock refreshed each spring, and bed edges re-cut so they hold their line all season.

Fertilization & weed control

Applications timed to our growing season keep the lawn thick, green and ahead of the weeds — matched to Sheboygan County's soil and weather, not a one-size-fits-all national program. Fall aeration and topdressing slot into the same calendar.

Cleanups, cut-backs & snow

Wisconsin seasons are hard on a landscape. Spring cleanups clear winter debris and wake the beds up; fall cleanups deal with the leaves and put the property to bed. Then the same crew plows, shovels and salts it until it's time to stripe the lawn again.

  • Spring & fall cleanups
  • Perennial cut-backs
  • Snow & ice all winter
  • Same crew year-round

What's in every program

Run like a contract, not a favor.

Managers change. Boards change. Seasons change. The paperwork shouldn't have to.

Build my program
01

One written scope

Every service, its frequency and its per-visit price on paper before the season starts. A season total and a flat monthly figure. No surprise line items at budget time.

02

Photo confirmation, every visit

A short report with photos after each visit — forwardable to an owner, a board, or the tenant who asked.

03

One invoice, one contact

Carl answers the phone and the email. One monthly invoice for the whole property, however many buildings or lots it has.

04

Quarterly walk-throughs

We walk the property with you four times a year, note what's coming, and price it before it becomes a problem.

05

Snow with a paper trail

Per-event logs with times, depth and materials, so the records are complete if anyone ever asks.

06

Insured & bonded

Certificate of insurance and a W-9 sent on request — before the first visit, not after.

Questions

Before it goes on the calendar.

What property managers, boards and homeowners ask us first.

Ask something else
What's included in a maintenance program?

Whatever the property needs. Most programs combine mowing, edging, bed care, fertilization and the spring and fall cleanups on one schedule and one invoice, with snow added for the winter. We build it around your property, not a package tier — tick what you want in the builder above.

How is a program priced?

By the actual property. We measure the turf, beds and trees — you can draw them from satellite in the builder — price each service per visit, and give you a season total and a flat monthly figure. We confirm every number on a walk before anything is signed.

Do I have to commit to a full season?

We agree on a seasonal schedule, but we keep customers by performing, not by contract. Start with a month and see.

Can I add services mid-season?

Yes — mulch, a cleanup, aeration in the fall. Tell the crew or send a message and it goes on the schedule and the next invoice.

Is snow part of the program?

It can be. Plowing, walks and salting go on the same calendar, per event or seasonal, with a log for every event. The same crew that mows the property in July plows it in January. See Snow & Ice for how it works.

Do you do programs for homes, or just businesses?

Both. The builder above is set up for commercial and community properties. For a typical home lot, the instant quote is quicker — it prices mowing, fertilizing, aeration and cleanups for one yard in about a minute.

Do you provide a certificate of insurance?

Yes. Sunny Stripes is insured and bonded, and the certificate comes with the proposal or before the first visit — whichever you need first.

Which areas do you serve?

All of Sheboygan County — Sheboygan, Kohler, Sheboygan Falls, Plymouth, Howards Grove, Oostburg, Cedar Grove and Random Lake. If you're on the edge of that, call and ask.

Let's walk the property.

Build a first draft above, or send the address and who to talk to. We'll walk it, put a written program in front of you, and answer questions in person if that helps.
